We acquire, develop, and hold property for the cash flow it produces, not for a quick resale. That means conservative underwriting, real attention to licensing and compliance, and financing structured around the asset's actual performance rather than optimistic projections.

Current project: The Ferguson Care Home at Silverleaf, a six-bed residential care facility for the elderly, owner-operated and built to California licensing standards from the ground up.

Some of the best returns come from running a business well, not just owning it. We take an operator's role where it fits — setting up systems, hiring and training staff, and holding the line on quality — rather than treating a business as a passive line item on a balance sheet.

We invest engineering time into technology worth owning outright. Our current focus is original hardware, not software wrapped around someone else's platform — work that takes longer to pay off but is harder to displace once it does.

Current project: SYNQ, a distributed head-worn wearable computing platform for motion-robust physiological sensing, embedded edge AI, and reliable wireless connectivity.
